A 60-unit apartment complex could soon be built off South Brundidge Street if allowed by the Board of Adjustments.

Walt Stell, representing Back Tax Properties, said the complex would be built between Smith and Center streets next to South Brundidge. Stell requested the combination of eight parcels into one for the complex at the previous board meeting to prepare for the apartment.

“The density for apartments is based on square footage for each individual parcel, so you have to combine the parcels to get the maximum density,” Stell said.

Now that the parcels have been combined after unanimous approval from the board, Stell said he will return to request a variance for the allowance of three stories for the structure.

Stell said the need for housing remains strong in Troy.

“We may get some of the young people from CGI; they typically hire graduates right out of college,” Stell said. “Obviously there’s a always a constant need for the kids at the school and there is new industry coming to town, Kimber Firearms is bringing over 350 jobs and will open some time after the first of the year and the (Rex Lumber) saw mill north of town will bring in another 100 jobs. Some people will buy the homes, but the housing market is so strong right now, there’s not a lot of housing available. There’s going to be an influx of people into town and I believe, and my clients believe, there will be a need for those one-bedroom, two bedroom apartments. It’s a good climate in Troy.”

Stell said the apartments would be designed to be an option for both students and young professionals.

“We’re going to have some one-bedrooms in this complex, probably 12 to 24 and the rest will have two beds and two baths,” Stell said. They’re trying to stick with just a per-unit lease. These are upscale apartments with granite countertops, high-end appliances; it will be a better finish than your average older apartments.”

Stell said an architect will design the complex after the board decides whether to allow the variances requested for the property.

The board will meet at 4 p.m. Thursday, September 20 in the City Council Chambers at troy City Hall. The meeting will serve as a public hearing on this request as well as other scheduled requests.
