Troy Planning Commission approves plat approval for parking expansion behind ZTec

The Troy Planning Commission approved a preliminary and final plat approval request for a parking expansion behind ZTec in Troy at its meeting on Thursday. 

Brad Flowers of Flowers and White Engineering brought the request before the commission. ZTec plans to expand its existing store, which would take away the parking spaces it has on the east side of the property. So, as a result, ZTec plans to add more parking spaces behind the store on what is now a vacant lot off of Corman Avenue. 

Troy resident Tyrone Moultry expressed some concerns he had about the proposal.

“I stay in that area and am a pastor at a church there,” Moultry said. “My question is with the expansion, is there going to be an entrance on the Corman side, as well? Right now, we’re having trouble with traffic already, also with just people hanging out and personally I can’t sleep at night. I get it, we’re growing and that’s always a great thing, but you still have residents there that are trying to rest and have to get up in the morning and we’re dealing with them coming in the front.

“My concern is if they add to the liquor store – I’m guessing that’s what they’re trying to do – are they just going to go in the front still or are you going to add a door where they can come in through the back if they park back there?” 

Flowers said that if the commission added a stipulation that no entrance – other than a fire exit – could be made on the back of the store, meaning that all traffic into the store would remain through the front, he was willing to accept that on behalf of the owners. Also, the commission made a stipulation that the only “truck” traffic that would be permitted through the Corman Avenue exit would be for the trucks ZTec uses to refill its fuel pumps. The request was unanimously approved with those stipulations. 

The Planning Commission also unanimously approved the final plat approval for phase five of the Summit at Oak Park development parallel to Sawtooth Drive in Troy. The commission also approved a final plat approval request for Ridgewood Development Plat No. 1, which is two lots located on Pinkcard Street and one off S. Brundidge Street. 

The commission additionally approved a request for a combined preliminary and final plat approval from J&J Realty for land behind Bill Jackson Ford with the intention of selling the land. The land is located at 115 U.S. 231 and 121 U.S. 231 N in Troy.
