Wetland surveys will begin on a 21-acre property off George Wallace Drive, and if approval is met, a new subdivision will be constructed.

The Troy Planning Commission approved the initial plans for this survey in its Thursday meeting, but no new housing will be constructed until those surveys are complete.

The plans, once they do go forward, will allow for 44 single-family homes to be constructed, along with open green space and seven-acres of parks along a creek. The homes will be north of Woodland Circle and west of George Wallace Drive.

Before construction begins plans will have to be approved by the Planning Commission again, but those plans will likely be met with some opposition.

Allen Jones, a resident near Woodland Circle, told commission members he was concerned the plans for the subdivision would create severe traffic issues by his home.

“To have 44 households driving off my street, I’m not thrilled about that,” Jones said.

Jones wasn’t the only resident with concerns.

“I’m concerned about noise and traffic with this right behind my house,” said Ann Lester.

But, even after hearing these complaints, commission members approved the ordinance, since all zoning requirements are met.

The area is zoned for R-1, low density, home and meets all other regulations, subject to wetland tests.

Land owner Robert Floyd said he has owned the property for 10 years, and assured residents he would not violate any wetland codes. Floyd said he was unsure of when he would return to the Planning Commission with new plans, but another public hearing will be held at that time.

Also in the meeting, commission members made the final approval on the construction of The Curve Subdivision, undergoing construction in the 1700 block of Henderson Highway.

The final plots will build three homes, and representative Walt Stell said those would look similar to those in The Ponds near the area.
